Sutton provides the main commercial and transport centre, while Cheam and North Cheam retain distinct suburban local centres. The constituency is predominantly residential, with strong rail links toward central London and substantial parks and playing fields. Development becomes lower-density toward the southern edge, where green spaces and the Surrey boundary are more prominent. Overall, the seat has a distinctly outer-suburban character within Greater London.
